Services

Three ways to engage.

Start with a single visit, or retain us from first bid to final walk-through.

One-time site visit

Start here

An independent look at your site, when you need it once.

Details

An independent walk-through of your site. We document visible progress, current conditions and potential issues, and deliver a photo report.

  • Photo documentation of progress
  • Assessment of current conditions
  • Potential issues flagged early

Ongoing project monitoring

Stay covered

Regular site checks tracked against your milestones.

Details

Scheduled site checks that track the work against your agreed milestones, schedule and quality standards, so problems surface while they are still small.

  • Regular site visits and written reports
  • Milestone and schedule tracking
  • Quality verified against the plan

Owner's Representative

Full support

A dedicated representative, from first bid to close-out.

Details

A dedicated representative from start to finish. We manage the contractors on your behalf, with the same close attention on your budget as on your build.

  • Bids, contracts and contractor coordination
  • Change orders reviewed and justified
  • Pay applications, AIA requisitions and loan draws
  • Independent quality review through close-out

Unity provides owner-side oversight and reporting. It does not replace inspections or certifications by licensed engineers or architects, or a contractor's responsibility for the quality of their work.

Our approach

What changes with an Owner's Representative.

A general contractor manages construction for profit. An Owner's Representative manages it for you.

Without an Owner's Rep

Contractors control the schedule and budget
Missed milestones lead to extended closure
Change orders inflate costs unexpectedly
No one to verify quality of workmanship

With an Owner's Rep

You stay informed and in control
Delays and problems are flagged early
Every cost change is reviewed and justified
Independent review of workmanship against the plan

Complete project control

Construction and finance, managed together.

Many owners hire a construction manager and a separate finance professional, and nobody sees the whole picture. That gap is where budgets are lost. Unity closes it.

Budget and cost control

Budgets, forecasts and cost tracking kept current, so you always know where the money stands.

Change order review

Every change is reviewed and justified before you agree to pay for it.

Pay apps and draws

AIA requisitions, pay applications and loan draws checked against the work actually done.

Clear reporting

One set of numbers and photos in plain language, so every decision is an informed one.

Process

How an engagement works.

Step 1

Project briefing

A short call to understand what you are building, where, and where you are in the process.

Step 2

Scope of service

A single site visit, ongoing monitoring, or full Owner's Representation, scoped to the project.

Step 3

On-site oversight

We visit, document and report back with photos and plain-language updates.

Step 4

Informed decisions

You see what is really happening, so every decision and payment is an informed one.

Principal

Bridging construction & finance.

NELCOL PHILIP brings certified expertise in construction management, owner representation, and financial oversight to the Grenada market. With experience spanning both Caribbean and U.S. projects, we understand the unique challenges of island logistics, contractor coordination, and budget management in a region where supply chain disruptions and labor availability can significantly impact project outcomes.

I have built my practice on the principle that owners deserve an advocate—a professional who works exclusively for their interests, not for contractor profit margins. My certification and track record demonstrate a commitment to delivering projects on time, on budget, and to the highest quality standards.

FAQ

Your questions, answered.

Still unsure which level of oversight fits? Book a consultation and we will talk it through.

How can I monitor construction when I live overseas?

Through scheduled site visits with dated photographs and written progress reports. We also review costs and payment requests, so you can make decisions without being on site.

What is the difference between a contractor and an owner's representative?

A contractor builds the project and is paid to deliver it. An owner's representative works only for the owner: reviewing progress, costs, change orders and reporting, with no stake in the contractor's profit.

How are construction payments and change orders reviewed?

We compare payment requests against the contract and the work observed on site, and review each change order for scope and cost before you approve it. The decision always stays with you.

What will I receive after a site visit?

Photo documentation of progress, a written summary of current conditions, any issues we have flagged, and recommended next steps.

When should I engage an owner's representative?

Ideally before contractors are selected and contracts are signed. We can also step in mid-project if you have concerns about cost, progress or quality.

How much does construction monitoring cost?

Fees depend on the size and location of the project and the level of oversight you need. Book a consultation and we will provide a written scope and quote.
